Opening a Short Sale file

  1. Referral Agreement (download here)
  2. Signed Lender Authorization form for each lender
  3. Mortgage Statement from each lender
  4. Signed Listing agreement (listing price must be what is owed + $10,000.)
  5. MLX listing sheet
  6. MLX ACTIVE Listing Grid Search of subdivision
  7. MLX SOLDS (last 3 months only) Grid Search of Subdivision for property specs - i.e. - 4 bed/2 bath/2 Car/1800-2000 sq. ft.

Additional information will be required
Once the file has been set up, the listing agent will be responsible for collecting and forwarding to the
Negotiator the following Sellers information:

  1. Hardship Letter
  2. Financial Worksheet
  3. 2 most recent paystubs
  4. 2 most recent bank statements
  5. 2 most recent tax returns

Point of contact
The Listing Agent (you) is the SELLERS point of contact. Just like a normal listing, if the seller has questions or needs to provide information it should be done through the Listing Agent. The Lenders point of contact will be the B&K Negotiator.
If documents are needed from the seller, if an appraisal is ordered, if the lender requests additional information, the Listing Agent will be contacted and expected to collect the necessary information and submit to the assigned negotiator.
